Prime Orchard Residential takes properties on lease or buys them, brings them to licensed house in multiple occupation standard, and supplies them two ways: as rooms to local authorities for single homeless adults, and as whole properties to organisations providing supported accommodation to care leavers.

Two things the company supplies

A council placing a single homeless adult needs a room available now, meeting the licensing and fire safety standard its own officers enforce, with the paperwork to prove it. A provider that has just won a contract to accommodate care leavers needs a compliant property it does not own and cannot wait to convert. An owner whose property could serve either purpose rarely wants the licensing, the management regulations or the occupier contact that goes with it.

Prime Orchard Residential sits between them. The company holds the property, carries the conversion and the compliance, and hands the finished result to whichever of the two buyers needs it. The two lines share an acquisition process, a conversion specification and a compliance discipline. They share nothing else, and the company does not confuse them.

What is supplied, and what is not

Shared accommodation in licensed properties. Three to five lettable rooms is the working range, with a communal room retained and excluded from the letting schedule.

The company does not supply self-contained accommodation, bed and breakfast or hotel rooms. On the temporary accommodation side it does not accommodate households with children or pregnant women, because privately managed accommodation with shared facilities is bed and breakfast accommodation for the purposes of the Homelessness (Suitability of Accommodation) (England) Order 2003 and is unsuitable for those households beyond six weeks.

Prime Orchard Residential is not a registered provider of social housing, is not registered with Ofsted, and provides no care, support or supervision. It provides accommodation and housing management. Where a property is let to a supported accommodation provider, that provider stands as landlord to every occupier, and the company takes no referral, matches no occupier and has no occupier contact at all.

The company

Prime Orchard Residential Ltd is a private company limited by shares, registered in England and Wales under company number 17081317 and incorporated on 10 March 2026. Charles Esguerra is the director. The registered activities are letting and operating of own or leased real estate, and management of real estate on a fee or contract basis.

Every property the company offers carries its licence, its certificates and its insurance schedule, produced on request within seven days. Nothing is offered before that file exists.
